Master Timber Floors

Engineered vs solid vs hybrid flooring

A direct comparison for Brisbane homes: what you walk on, how each floor deals with humidity, and which ones can be sanded later.

Finished spotted gum timber floor in a Brisbane living room

Choose engineered timber when you want real wood that stays more stable in Brisbane humidity. Choose solid timber when you want a full-thickness board that can be sanded many times over its life. Choose hybrid when a waterproof core matters more than real timber. None of the three is automatically right for every room, and this site does not publish a price for any of them. A free quote comes after an on-site inspection.

This is the same distinction used on the engineered timber page.

Engineered timber

The board you see is real timber. Under it, layers are glued with the grain alternating, which resists the swelling and shrinking solid boards do when humidity swings. That is why engineered floors are a strong fit for slabs, apartments and wide boards. Many are prefinished, so there is no on-site sanding and coating. A thick wear layer can be sanded later; a thin one may only take a recoat. We check before quoting.

Published engineered jobs include walnut-tone 14mm boards on floors and stair treads in Graceville, and a Riverhill engineered oak staircase in Carindale. The gallery also lists engineered spotted gum, 136 × 14mm, in Carindale from November 2018.

Solid timber

Solid boards are the species all the way through. They can be sanded repeatedly while enough thickness remains, which is the long-life case for Queenslanders and new builds on joists. They also move more. Humid summers and drier winters show up as gaps or cupping if the floor is poorly installed or the subfloor stays damp. Solid floors in this range are generally sanded and coated after laying, so the job includes that finishing time.

A published solid floor is blackbutt with a water-based 2K matt coating through kitchen, living and bedrooms in Holland Park. The gallery lists other solid installs, including Blackbutt Select 130 × 19mm in Toowong with an oil-based polish. Those are examples, not a rule that every solid floor uses the same coating.

Hybrid

Hybrid is a rigid click-together plank with a stone-plastic core and a printed timber image. The core is not wood, so it barely moves with seasonal humidity, and spills do not swell the plank the way they can swell timber. It still should not sit in pooled water, because moisture can reach the subfloor at the edges. It cannot be sanded. A damaged plank is replaced. It is a practical floor for kitchens, rentals and many apartments, and it is not a substitute if you want real timber grain underfoot.

A published client note from Jeremy D in Camp Hill, January 2024, describes an SPC hybrid installation. That note is on the testimonials page. There is no photo story of that floor. The product range is on hybrid flooring. Vinyl plank is a different product again: the Toowong upstairs job is blackbutt-look vinyl, not hybrid.

How to choose for the room you have

  • Concrete slab or apartment: engineered, floating or glued, is the usual timber answer. Hybrid is the usual non-timber answer. Body corporate rules may still require an acoustic rating.
  • Joists in an older house: solid timber, secret-nailed, is the traditional fit. Engineered can still be right if you want a prefinished board.
  • Kitchen and everyday spills: any timber finish needs spills wiped up. Hybrid’s core will not swell if the surface gets wet. Standing water is still a problem at the edges.
  • You want to refinish in ten years: solid, or engineered with a wear layer thick enough to sand. Not hybrid.

Installation method, moisture testing and handover are on timber floor installation. Humidity after the floor is down is in caring for timber floors in Queensland.

Questions

Which flooring is best for a Brisbane house?
There is no single best floor. Engineered timber is real timber with a cross-layered core, so it moves less in Brisbane humidity. Solid timber is timber all the way through and can be sanded many times, but it moves more and is usually coated on site. Hybrid has a waterproof rigid core and a printed timber image, so it cannot be sanded. The right one depends on the subfloor, the rooms, and whether you need real timber.
Is engineered timber real wood?
Yes. The surface is genuine timber, such as oak, blackbutt or spotted gum, bonded to a stable core. Hybrid and laminate use a printed image, not a timber wear layer.
Can hybrid flooring be sanded?
No. The timber look is a printed layer. A damaged plank is replaced. If you want a floor that can be refinished later, look at engineered timber with a thick enough wear layer, or solid timber.
Do you publish prices for these three floors?
No. Species, board size, subfloor preparation, stairs and access all change the quote. Master Timber Floors gives a free quote after an on-site inspection. Installations carry a 5-year workmanship warranty. Product warranties vary by manufacturer and are supplied with the product.
